Real estate purchase costs in detail

The real estate transfer tax in Croatia is usually 3% of the purchase price of the property. This means that at a purchase price of EUR 600.000, the real estate transfer tax is EUR 18.000. This is collected by the respective local tax office according to the purchase contract.

Why is the real estate transfer tax displayed with 0%?
These properties are being built by a commercial property developer and we offer to purchase them within a Croatian GmbH (doo). This form of real estate purchase offers numerous advantages for foreign buyers and real estate investors.

Why is the real estate transfer tax less than 3% of the purchase price.
For some properties, construction has not yet been completed or has not yet started. For this reason, there is the possibility, for example, of purchasing the property in the first step and building it together with our property developer. Depending on the progress of the construction, the real estate transfer tax can be significantly lower. For example, you only pay the purchase price for the property and not the entire price of the property. Thus, for example, you only pay 3% on the property price of 150.000 EUR, for example.

When concluding a purchase contract: 3% (plus Croatian VAT) of the purchase price, but at least EUR 2.500 plus 25% Croatian VAT. When concluding a rental or lease contract: 2,50 (including Croatian VAT) monthly rent or lease payments of the contractually agreed net rent / lease. In the case of several partial contracts - e.g. preliminary contract and main contract for sales contracts - 50% of the commission is due when the first contract is concluded (e.g. preliminary contract) and 50% when the main contract is concluded.

The broker's commission is earned as soon as the intended or an economically equivalent or similar contract (purchase, lease, rent) has come about through our mediation or on the basis of our evidence - even if the terms of the contract differ from those in the offer.

In Croatia, the lawyer for the real estate sales contract is very important. He checks the land registers, clarifies the ownership structure and is your advisor when buying your dream property. In Germany, this activity is carried out by the notary, who in Croatia only checks your identity and clarifies whether the contracts comply with the legal form. The lawyer is responsible for checking the content. Depending on the construction and type, the examination of the conditions is different and is usually 1% of the purchase price. By continuously standardizing the contracts and using our lawyers, we were able to partially reduce the costs.

Why do you see legal fees as 0%?
These properties are built by a commercial developer. This works with standard contracts and covers the legal fees for drawing up the contracts as well as the necessary adjustments if necessary. Of course, you are welcome to hire your own lawyer at any time.

The costs for this are usually low, since the main administrative costs are incurred here, which are significantly lower in Croatia than in Germany or Austria.
