Experience Untouched nature in a new and high quality resort with glamping tents, holiday homes and 4 stone villas.

Am Resort entrance the operator created a stone house for the reception, administration and a small shop for everyday necessities.  The main street of the resort is one Olive tree avenue with 130 mature olive trees with LED lights creating an atmospheric sight at night, lavender, rosemary and sage among the trees. 

We have numerous neighbors on the east side of the property, there are currently around 600 sheep. The western neighbor is Konoba Prtoric, which produces 90% of the food on the menu itself.

The Property is fully developed with electricity, water and fiber optic cable and can be built on immediately.

2 private beaches for the resort

Just 2 km from the property is the Resort's own Melbourne Beach, 4.000m² with natural lawn, surrounded by cliffs on the left and right. From 8 a.m. to 20 p.m daily shuttle for you and your guests. The second private beach is only 8 km from the property, also with lots of nature.

How did glamping come about?
Camping and glamping scholars disagree on that. What is certain is that British explorers valued style and comfort when they camped in the African savannah, for example... In our time, the English music festival Glastonbury is considered the cradle of glamping: rock stars wanted to camp in a festival-style way, but had luxury tents set up for it.

  • 12 lodges from 40 m² - 100 m² of living space plus 10 - 40 m² of terraces
  • 8 Cottages from 48 – 97 m² of living space plus terraces
  • 4 stone villas with 100 m² interior, 50 m²2 terraces and optionally 75 m² vaulted cellar
  •  All objects have their own driveway and two parking spaces

Plot: Choose your pitch size. It will 23 pitches ranging in size from 727m² to 1250m² offered. The prices per m² vary between 95 and 249 EUR per m². Depending on the location and altitude within the resort.

Yield: The operator plans with a conservative rental yield of 6-9% depending on self-use, net after deduction of all costs. According to the operator, the occupancy can be increased by up to 25% over the course of the year, the rental prices still have 30 - 40% room for improvement.
